Job Overview
Liwo Developments Inc. is seeking a skilled and experienced Construction Projects Manager to lead the management and coordination of multi-family residential and commercial construction projects. This position is instrumental in ensuring projects are delivered on time, within budget, and to the highest quality standards.
The successful candidate will oversee contractor selection and onboarding, monitor performance, and ensure compliance with safety and building regulations. You will play a key role in fostering collaboration among project teams, contractors, and stakeholders while contributing to the delivery of community-focused projects that reflect Liwo?s values.
Key ResponsibilitiesContractor Selection and Management
- Identify, evaluate, and select contractors to meet project requirements.
- Oversee tendering and bidding processes to secure optimal value.
- Develop and maintain a roster of qualified contractors.
- Onboard contractors, ensuring clarity on project scope, timelines, and expectations.
Project Oversight
- Collaborate with the design team on all project phases, from concept to construction.
- Build strong relationships with contractors and subcontractors.
- Monitor contractor schedules to align with project milestones.
- Address and resolve conflicts or delays to ensure smooth workflows.
Quality Assurance and Compliance
- Ensure all work meets quality standards, building codes, and safety regulations.
- Conduct regular site inspections to verify compliance and address deficiencies.
Financial Oversight
- Manage contractor budgets and align expenditures with project goals.
- Review and approve invoices, purchase orders, and change orders.
- Coordinate with the finance team for accurate payment tracking and cost management.
Risk and Safety Management
- Mitigate risks associated with contractor activities and enforce safety protocols.
- Investigate incidents and implement preventive measures.
Communication and Reporting
- Serve as the primary contact for contractors, ensuring clear communication.
- Provide updates to senior management on contractor performance and project progress.
- Maintain comprehensive records, including contracts and compliance documentation.
Process Improvement
- Enhance contractor management processes for efficiency.
- Stay updated on industry trends and best practices.
Qualifications and Requirements
- Minimum of 5 years? experience.
- Proven experience managing multiple construction projects.
- Strong knowledge of construction processes, building codes, and safety regulations.
- Exceptional organizational, negotiation, and conflict-resolution skills.
- Proficiency in project management tools and MS Office Suite.
- Ability to multitask and prioritize in a dynamic environment.
- Excellent written and verbal communication skills.
